| How long have you been looking to rent in paris? | |||
|---|---|---|---|
| Renting an apartment in Paris is a competitive process. Undoubtedly many of you have endured the frustration of trawling the internet, telephoning and emailing rental advertisers from publications and internet sites, all to no avail. The Paris rental market is victim (for tenants) to over-demand whereby landlords can select and use any screening process they wish, imposing near impossible demands, should they choose to do so, and, unfortunately many do precisely that, making Paris one of the toughest places to find accommodation. theparisienexpat.com presents a unique strategy to greatly improve your chances of obtaining a rental property in Paris. it is a strategy that completley eliminates ALL competition | |||
| The Traditional Search Methods | |||
| The Internet, along with common sense suggests where most people focus their attention in their quest to find a rental in Paris. There are endless websites listing recommended publications, websites and blogs to find your rental property. The Most common methods ‘hopeful tenants’ employ, in no particular order are: mule | ■Checking Paris classified adverts and Paris websites on a daily basis, both the long term rental section and rooms to rent section ■Checking online bulletin boards ■Checking physical bulletin boards, such as those in the American Church and Swedish Church of Paris, or those located in schools and libraries. ■Checking latest forum posts ■Checking Paris blogs | ■Checking online Paris Rental Aggregators ■Checking personal advertisements in Launderettes, bakeries and other commercial establishments ■Checking community public announcements, such as in China Town in the 13th Arrondissement ■Posting your search on Facebook, Twitter and all other forms of online social networking. | ■Taking a chance with French publications, such as pap or seloger ■Asking Friends and colleagues ■Posting your rental search in all of the above places ■Searching Google, Bing, Yahoo etc with keywords as explained here. ■Contacting a Paris Rental Agency – usually the last resort |
| If you are using the above techniques to find a rental property in Paris, you are successfully employing the same search methods as 99.9% of the searching population, and, using the ” solid advice” given by every website, blog and publication supporting the Paris Expat community. Experience will tell you there are many ways of finding a property in Paris, and, even if you have used all of the above methods, you’re asking if there is a more effective method of finding that apartment or studio in Paris. The short answer is, yes! | |||
| Understanding Online Rental Competition | |||
| There is a much more effective method to finding landlords in Paris. Ultimately, searching various websites on a frequent basis is both time consuming, and extremley competitive, consider the following:■The largest online classified website at present is Craigslist, which receives 222,760,000 visitors a month, or 7,425,333 visits per day. If we assume 30 rental advertisments a day are placed in the Paris section of the site, we can broadly conclude that the possible competition for one advert is 1 : 247,000. That is 247,000 people for every advert placed in the day….■A forum with fair traffic is Paris English forum, attracting 52,000 visitors a month, or 1733 people per day, let us assume 5 rental advertisements are placed per day, giving us a competitive ratio of 1 : 346, or 346 people per advertisement….
■For a website with high advert inclusion, such as 20 a day and low traffic, such as 40,000 per month, the competitive ratio is 1:66.. a far easier ‘marketplace’ to compete in. ■Websites with medium traffic such as 100,000 visits per month and roughly 15 adverisments per month provides a competitive ratio 1 : 122 ■Low volume traffic sites such as 1000 per month (blog) and infrequent advertisements such as 1 per day provides an interesting ratio of only 1 :33. ■Statistics taken from trafficestimate |

| The above calculations are not exact but are useful for illustrative purposes, one key contributor to rental competition is the increasing number of internet aggregators, where listings, posts and RSS feeds are collected and presented on an entirley differnet site. One leading internet site of this type generates 900,000 visits a month. Logically, the less visitors a source attracts the better opportunity you have in acquiring the rental, this is an important factor for our unique rental search method. To verify such claims of competition theparisienexpat.com has conducted a simple test for the duration of 1 week, listing rental advertisements on a classifeds website to measure the response. | In general the conclusions made, may seem obvious; the cheaper the property the more responses, and, studios and shared rooms in Paris attracted the highest response rate. In total, we placed 6 adverts and received over 250 responses within the week, Confirming our suspicions and convincing us to publish the strategy to follow. On a side note, it also became evidient how poorly some people write their introductory email when responding to rental advertisements, if you would like to know how to respond to an advertisment , visit here. | ||
| The Logic Before employing this Technique | |||
| Employing our recommended strategy will require you to think out side of the box somewhat, have self confidence and be in agreement with the following:■Once an advert is placed in a publication or website ,hundreds, if not thousands see the advertisment ■Once an advert is placed in a publication or website hundreds will attempt to contact the advertiser ■Once an advert is placed in a publication or website, the rental will take a week maximum to be rented out ■The faster you respond to an advertisment the better your chances of being the first to meet to advertiser ■If the landlord agrees to meet, you are in a favourable position ■The faster you meet the advertiser the better your chances of getting the apartment ■Advertisers do not want to meet 100s of applicants – and therefore employ a ’screening process’ ■ONCE AN ADVERTISEMENT FOR A RENTAL PROPERTY IN PARIS IS LISTED YOUR CHANCES OF GETTING IT ARE INSTANTLY REDUCED DUE TO FIERCE COMPETITION AND PUBLIC KNOWLEDGE THAT IT IS NOW AVAILABLE ■Rentals are easier to find by word of mouth IF YOU COULD FIND AN APARTMENT AVAILABLE TO RENT BEFORE IT’S PUBLISHED YOUR CHANCES ARE GREATLY INCREASED BECAUSE THE WORLD IS YET TO BE INFORMED – AND THEREFORE, YOU HAVE, NO COMPETITION |
|||
| You may be thinking that the above points are obvious, it is hoped you agree with points 8 and 10. Quite simply, once the property is listed, competition is increased as the advertisement becomes part of the website’s marketing efforts. When it isn’t listed only a limited number of people will be aware; generally the following people will be aware:1.Landlord 2.Landlord’s friends, family and colleagues 3.Former tenant 4.Former tenant’s friends, family or colleaguesLogically you cannot be placed in positions 1 – 4, you can however be in 5th position – before every classified ad site, before every rental agency and of course all of their audience. |

| theparisienexpat’s Strategy | |||
| For those of you employed in sales, marketing, public relations or any other profession which requires you to approach and interact with people and project self confidence, you will be at ease with our strategy and will reap the rewards. For those of you who are not accustomed to this you may find this idea somewhat daunting, this should not stop you trying. At the core of this strategy is the ability to create the opportunity of finding a rental property in Paris that 99.9% of other searchers would not /could not do through unawareness or fear.Step1 – Visit the waybackmachineSTEP 2 – Enter the web address of the site you would like to view historical archives – click on the ”take me back” button
STEP 3 – Click on the date to view the site and its contents at that particular date, ie, for a long term rental try 13 months ago, 25 to 26 months ago 37 to 38 months ago etc, keep your search inline with the long term rental lifecycle. The dates marked with * indicate full data is available. STEP 4 – visit the website and content as you would normally (note, the website design may have changed) STEP 5 – Collect the telephone numbers and email addresses from the historical advertisements STEP 6 – contact them ALL (if you decide to email in bulk, use the BCC field not To, or CC) , incidently we recommend contacting by telephone, simply contact them in a friendly manner, explaining that you found their advertisement for a rental roughly 13,25 etc months ago, and you thought you’d phone to see if the apartment will be available again soon. STEP 7 – Enjoy the reward of taking an active and unique approach to finding a rental in Paris, you’re now taking control and doing what others are not. The competition ratio for employing this method is unmatched for the following reasons, most people, wrongly, presume old adverts to be dead, most people are unaware that it is possible to visit historical data online, most people will be apprehensive of adopting this approach, most will choose to ignore this strategy, leaving the rest of us in a great position, however: Those who do try, WILL succeed! |
